Hotel groups, fashion houses and car makers have all put their names on UAE homes. Branded residences usually sell at a premium, so it’s worth understanding what you’re paying for.
What a brand usually adds
- Design and finish to the brand’s standards.
- Services, which can range from concierge and housekeeping to full hotel-style management.
- Recognition, which can help resale and rental demand, especially with international buyers and tenants.
Not all brands are the same
There’s a big difference between a brand that only licenses its name for the design and one that actually operates the building day to day. Operated residences tend to offer more services, but usually with higher service charges.
Questions to ask before you buy
- Is the brand involved in design only, or in running the building too, and for how long?
- Which services are included in the service charge, and which are paid extra?
- What are the service charges per square foot, compared with similar non-branded buildings nearby?
- Are there rules about renting the property out, including short-term letting?
- How have branded homes by the same name performed on resale?
The bottom line
A strong brand, well run, can support value over the long term. A name alone can’t. As always, the numbers need to stack up: the price, the service charges and the realistic rent or resale value.
