FAQs

Buying in the UAE, answered.

Can't see your question? Ask us — there's no such thing as a silly one.

Can foreigners buy property in Dubai and Abu Dhabi?

Yes. In Dubai, foreign buyers can own property outright (freehold) in designated areas, which include most of the popular communities such as Dubai Marina, Downtown, Palm Jumeirah, Dubai Hills and Dubai Islands. Abu Dhabi has its own investment zones open to foreign buyers, including Saadiyat, Yas and Al Reem islands. We'll confirm the ownership type for any property before you commit.

What does it cost to buy, on top of the price?

In Dubai the main cost is the Dubai Land Department (DLD) registration fee of 4% of the purchase price, plus some smaller admin and trustee fees. On ready (resale) homes there's usually an agency fee, and if you take a mortgage there's a registration fee on the loan too. Abu Dhabi has a different fee structure. We'll give you a full, itemised breakdown before you make any decision.

Is buying off-plan safe?

Dubai has strong protections: off-plan payments must go into a government-regulated escrow account tied to the project, and developers must register projects with the regulator before selling. The bigger risk is choosing the wrong developer or project, which is why we only work with established developers with a proven delivery record.

Can I get a mortgage?

Yes — both UAE residents and non-residents can borrow, although non-residents usually need a larger deposit. For off-plan, most of the payments during construction are made in cash, with any mortgage typically used at handover. We'll introduce you to independent mortgage advisers we trust.

Does buying property get me a UAE visa?

Property owners can qualify for residency. Property worth AED 2 million or more can qualify for the 10-year Golden Visa, subject to the current government criteria. We'll check your situation and introduce you to our visa partners.

Can I buy without coming to the UAE?

Yes. Many of our clients buy from overseas. We do video viewings, and documents can be signed digitally or through a power of attorney. We guide you through each step remotely.

Is there tax on rental income or profit?

The UAE currently has no personal income tax on rental income and no capital gains tax for individuals. You may still have tax obligations in your home country, so we always recommend speaking with a tax adviser.

How do you get paid?

On most off-plan purchases our commission is paid by the developer, so there's no extra cost to you. For ready properties and resales, a buyer's fee applies, which we agree with you upfront — no surprises.
