Grade A office space in Dubai: what it means, and what to check before you buy

More businesses are setting up in Dubai, and many of them want to own their office rather than rent it. Investors are also looking at offices as an alternative to residential. Either way, you’ll see the phrase “Grade A” on almost every brochure. Here’s what it should mean.

What makes an office Grade A?

There’s no single legal definition, but in practice Grade A offices share a few things:

  • Location. A prime business district with good road and metro access, such as Sheikh Zayed Road, DIFC or Business Bay.
  • Specification. Efficient, flexible floor plates, raised floors, good ceiling heights, modern air conditioning and fast lifts.
  • Building quality. A well-finished lobby, strong security, enough parking, and professional facilities management.
  • Sustainability. Energy-efficient systems and, increasingly, green building certification, which many international occupiers now ask for.

Why demand is strong

Dubai continues to attract new companies and regional headquarters, and occupiers have reported a shortage of genuinely high-quality space in the core business districts. Much of the new supply is coming from conversions of existing landmark buildings, rather than brand-new towers.

Buying to occupy vs buying to invest

If you’re buying for your own business, the key questions are location for your staff and clients, floor size, parking and fit-out. Owning can fix your occupancy cost and give you an asset at the end of it.

If you’re buying to rent out, focus on the numbers: realistic rent for that building and floor, how long similar space takes to let, and the costs you’ll carry while it’s empty.

Five checks before you commit

  1. Title. Is the unit freehold, and can it be owned by a foreign individual or company?
  2. Service charges. These are usually higher than residential. Ask for the actual figure per square foot.
  3. Handover condition. Shell and core, or fitted out? Fit-out can be a significant extra cost.
  4. Size and layout. Smaller, efficient units are usually easier to let and resell than awkward or very large floors.
  5. Net yield. Take service charges, vacancy and letting fees off the rent before you compare it with anything else.

A new Grade A office conversion on Sheikh Zayed Road is now taking registrations of interest.
